Underinsurance occurs if the sum insured is lower than the value of the insured object at the time of the damage (replacement value). The insurer can reduce the benefits provided in the event of partial damage in accordance with the proportional rule (relationship of the sum insured to the replacement value). For total losses, benefits are limited to the sum insured. The proportional rule may be set aside if so agreed (first risk cover).
If an insurance policy is issued using the value as new principle then, in the
event of a claim, cover would be based on current market prices. Household inventory insurance is usually based on the value as new principle so that if objects are added to it, the insured amount needs to be modified.
With some types of insurance, the insured amount is linked to changes in certain indexes and is automatically increased from time to time.
Some insurance companies make insured persons bear part of the damages resulting from an insured event, either in the form of a percentage or of a fixed sum. Excesses avoid insurance companies from being inundated with minor claims. Cost participation is a synonym for excess.

Indirect Amortization
Method used to amortize a mortgage. Instead of direct amortization by means of
direct periodical payments, a savings/risk insurance contract is created with a
view to repaying the mortgage in a single payment on maturity of the contract,
that is to say when the capital sum due at term is paid. From the tax point of
view, the advantages and disadvantages of this method are debatable.
